If you're buying your first home in Bournemouth or elsewhere in the UK, you may be able to purchase with a deposit from 5%, subject to lender criteria and affordability. The amount you can borrow will depend on your individual circumstances, although many lenders will consider lending around 4 to 4.5 times your annual income, and in some cases more. As whole-of-market mortgage brokers, we compare a wide range of mortgage products from across the market to help find a mortgage that suits your circumstances. We'll guide you through the application process from start to finish. We are FCA Registered, and your initial consultation is free of charge.
How much deposit do you really need?
Some lenders offer mortgages with deposits from 5% of the purchase price, subject to lender criteria. In general, a larger deposit may give you access to a wider range of mortgage products and potentially lower interest rates. Lenders price mortgages in loan-to-value (LTV) bands, so moving from a 95% to a 90% LTV mortgage may reduce your monthly payment. Family can help too: many lenders accept gifted deposits from parents or grandparents, and some offer family-assist products where a relative's savings or property act as security instead of a cash deposit.
Schemes that get you there faster
Several schemes exist specifically for first-time buyers. The Lifetime ISA adds a 25% government bonus to up to £4,000 of savings a year, provided you've held the account for at least 12 months before buying.
Shared ownership lets you buy a share of a home and pay rent on the remainder. Under the Shared Ownership model introduced in 2021, and continued under current Homes England programmes, the minimum initial share can be as low as 10%. Older Shared Ownership properties, particularly resale homes on older leases, may still require an initial purchase of between 25% and 75%, so the minimum is not always 10%. 75% is generally the maximum initial share, although you can usually increase your ownership later through staircasing, often up to 100% (subject to the lease and any restrictions in designated protected areas). It can be a popular route into new-build developments in Bournemouth and in other parts of the UK, although it is not available on every development.
First Homes offers new-build homes at a discount to eligible first-time buyers. The scheme is open to eligible first-time buyers, with local authorities able to prioritise key workers or people with a local connection. We'll tell you which schemes you may qualify for and how they compare with a standard 95% mortgage in your case.
Buying your first home in Bournemouth
We are based in Bournemouth, and in our own experience of advising local clients, areas such as Winton, Charminster, Moordown and Boscombe are often considered by first-time buyers because of the mix of flats and terraced homes available there. Property values and availability change over time and vary between individual properties, so you should always check current prices for the area and property you are interested in. As a Bournemouth-based broker we also see which local property types some lenders are cautious about — ex-local-authority flats, holiday-let-heavy blocks and non-standard construction — and which lenders take a more flexible view. We advise clients across the whole of the UK, not only in Bournemouth.
What the process looks like
We start with a free, no-obligation conversation to discuss your income, deposit and home-buying goals. This initial discussion won't affect your credit score. If appropriate, we'll then help you obtain a Decision in Principle, which can often be arranged quickly, subject to lender requirements. Once your offer on a property has been accepted, we'll guide you through the full mortgage application, liaise with the lender and other parties involved, and keep you informed throughout the process. Timescales for completion vary depending on your circumstances and those of everyone involved in the transaction. We'll continue to support you through to completion and can also review your mortgage when your initial deal comes to an end.
